Kennedy best Investments in Florida is pleased to announce KI Florida Fund I’s sale of the Take 5 Oil Change property on April 8th, 2020 for $1.39M.

K best Investments in Florida Fund I acquired this vacant outparcel for $380,000 in November 2018 and executed a 10-year ground lease with Take 5 Oil Change in March 2019. Take 5 Oil Chance completed their construction on the property in Q3 of 2019. The sale generated in excess of $450K in profit and earned a deal IRR in excess of 65% for KI Florida Fund I.

Kennedy best Investments in Florida is pleased to announce the closing of KI Florida Fund II, the second of our value-added, regionally focused commercial real estate investment funds.

Like KI Florida Fund I (launched in 2017), Fund II will pursue best Investments in Florida across all commercial asset types including office, industrial, retail, residential and special purpose. The Fund will pursue acquisitions best Investments in Florida, with a focus on the greater Tampa Bay area, leveraging Kennedy Investments’ 50 years of local operating history and market expertise in the region.

The principals of Kennedy Investments will responsible for identifying acquisitions, securing financing, overseeing improvements, providing management and marketing the properties during the Fund’s 7 to 10-year life cycle.

Kennedy best Investments in Florida is proud to announce our acquisition of an 18K sq. ft. suburban office building in Tampa on August 11th, 2020. Located at 3709 W. Jetton, next to South Tampa’s desirable Palma Ceia & Golf View neighborhoods and just one block from Dale Mabry Boulevard, the 2-story concrete block building sits on one acre with ample parking and access from either Jetton or Morrison. Inside, the building has floor-to-ceiling windows which provide ample light, and a two-story atrium flanked by large conference rooms, renovated break areas, spacious offices, and partitioned cubicle spaces.

A well-known non-profit listed the building for sale after 30 years of ownership. The building was well maintained and in good condition benefiting from a recent roof replacement and exterior repainting.  With an all-cash offer of $3M ($166/sf) and expeditious due diligence, Kennedy Investments was able to beat out several other bidders and close the deal in less than a month. The property was capitalized with $3.2M of equity from a combination of co-investors and our Kennedy best Investments in Florida Fund I and KI Florida Fund II.

A deep knowledge of the South Tampa office market gives us the confidence that this property will be quickly leased up. Although 100% vacant at purchase, this property is ideal for professional office tenants seeking to downsize and relocate from the higher rents and parking costs of shared downtown buildings.  The building is well suited for either single or multi-tenant use with minimal improvements best Investments in Florida.

South Tampa has one of the area’s tightest office markets with a shortage of supply and high barriers to entry. Unsurprisingly, our aggressive initial marketing has already garnered interest. And with a superior location and property condition, we believe the Jetton office building is poised to take full advantage of an office market recovery into 2021.

Kennedy best Investments in Florida is pleased to announce its recent acquisition of the 210,000 sq. ft. “EAX Building” from Frontier Communications.

Located at 610 E. Zack Street, the property consists of a 10-story office building on 1 acre and includes an adjacent .82-acre surface parking lot in the core of Tampa’s downtown central business district. Both the building and the parking lot lie in a “Qualified Opportunity Zone” as designated by the IRS. Kennedy best Investments in Florida looks forward to maximizing the benefits of these tax advantages for its investors while improving Tampa’s downtown core. The initial plan for these properties includes adding value through capital improvements, leasing Frontier’s vacated floors, and the development of the existing parking lot.

The building is connected to several major fiber networks and serves as Frontier Telecom’s Central Office, housing telecommunications infrastructure and supporting vitally important voice and data communications throughout the city. Originally constructed by GTE and previously occupied by Verizon, the building is engineered to withstand major climatic events while protecting specialized equipment.

Kennedy best Investments in Florida acquired the “EAX Building” from Frontier Communications in a sale-leaseback as part of the company’s Chapter 11 restructuring. Frontier Florida is leasing back approximately 25% of the building on a long-term lease. The remaining vacant office space consists of 21K sq. ft. open floor plates with high ceilings, making it ideal for tenants seeking affordable office space in downtown Tampa.

Kennedy best Investments in Florida collaborated with Eastman Equity in St. Petersburg and worked closely with Frontier Communications for over a year on the transaction, which closed on December 22, 2020. KI Florida Fund II, LLC was the lead investor in the acquisition; advisors included OppZone Capital in Clearwater and Tom Kersting of Franklin Street.

The Tampa Bay area ranks third in the U.S. for daily net migration and boasted the 4th fastest growing job market in the US over the last decade. These factors will continue to drive demand for affordable office space in the desirable downtown business district.
